The buyer's guide

How buying in Dubai actually works

Two different processes depending on what you buy. Neither is complicated once someone shows you the sequence.

Buying off-plan

New builds bought from the developer before completion

  1. Choose the project and unit. We shortlist against your budget and timeline, with the full cost sheet before you commit.
  2. Reserve with the booking form. A deposit — commonly 5–20% — secures the unit at the launch price.
  3. Sign the SPA. The sale and purchase agreement sets the payment plan and handover date.
  4. Pay in instalments to escrow. Every payment goes to a DLD-supervised escrow account released against construction progress — not to the developer's pocket.
  5. Oqood registration. Your interim ownership is registered with DLD while the building rises.
  6. Handover. Snagging inspection, final payment, keys — and the title deed follows.

Buying resale

Completed property bought from its current owner

  1. Agree the price. We negotiate against real DLD transaction data for the building, not asking prices.
  2. Sign Form F. The MOU between buyer and seller, usually with a 10% security cheque held by the broker.
  3. Developer NOC. The developer confirms the seller owes nothing on the property.
  4. Mortgage valuation — if financing, the bank values the property and issues final approval.
  5. Transfer at the trustee office. Pay the balance, the 4% DLD fee and trustee charges in one appointment.
  6. Title deed issued the same day. Keys, access cards, and the utilities move into your name.

Residency through property

AED 2M of property = a 10-year Golden Visa

Own property worth AED 2 million or more and you qualify for the UAE's 10-year renewable Golden Visa — no employer, no local sponsor.

Questions buyers actually ask

Straight answers

Can foreigners fully own property in Dubai?

Yes. In designated freehold areas — most of the communities on this page — foreign buyers have owned property outright since 2002, with the title deed in your name and no local partner involved.

What does buying really cost on top of the price?

Typically 7–10% all-in: the 4% DLD transfer fee, trustee and title deed charges, 2% agency commission plus VAT, and mortgage costs if you finance. The full table is in the Buying costs section above — and we put the exact figure in writing for any property before you commit.

Is off-plan safe?

Every off-plan payment in Dubai goes into a DLD-supervised escrow account, released to the developer only against verified construction progress. Your interim ownership is registered with the DLD (Oqood) from the start. Risk is never zero — but the structure protects your money in a way few markets match.

Can I get a mortgage as a foreigner?

Yes. UAE residents commonly finance up to 80% on a first home under AED 5M; non-residents can borrow too, though banks typically offer lower ratios. Pre-approval usually takes a few days and is worth having before you view.

What taxes will I pay on the property?

Dubai has no annual property tax, no capital gains tax and no tax on rental income. The main government cost is the one-time 4% DLD transfer fee when you buy. Owners pay annual service charges to maintain the building — set per community, and we disclose them per building before you offer.

Can I sell an off-plan property before handover?

Usually yes, by assignment — after you have paid a minimum share of the price set by the developer, commonly 30–40%, and with the developer's NOC. Many investors exit this way into a rising market.

What is Ejari?

Dubai's mandatory lease registration system. Registering the tenancy is what makes rent cheques, utility connections and any dispute enforceable — every rental we handle is registered.

How does the Golden Visa through property work?

Own AED 2M or more of property and you can apply for the 10-year renewable Golden Visa and sponsor your spouse and children. Off-plan and mortgaged purchases can qualify subject to conditions — we check your specific case before you buy, not after.
